Terms & Conditions

Upon booking, we require the primary booker to fully pay the reservation 30 days prior to check-in, fill out the guest registration form and sign the rental agreement. This is both for the bookers’ and our security. Unable to comply would mean cancellation of your reservation. All arrival instructions are automatically emailed out the morning of your arrival. It will be sent to the email that was provided at booking.

Arrival & Departure
CHECK-IN TIME IS ON or AFTER 4:00 PM AND CHECK-OUT IS 10:00 AM.
Guaranteed early check-in or late check-out may be requested for a fee and may be requested 1 week prior to your arrival. Once approved by management, the fee will be charged via the credit card on file. A half-day rent charge may be assessed if guests do not check-out promptly. Earliest check-in time is 12:00pm and late check-out time is 1:00PM

Smoking
This is a NON SMOKING unit. If the property has been found to be smoked in, a $1,000.00 fee will be assessed. If a guest chooses to smoke outside, all cigarette/cigar/tobacco butts must be removed off property. If tobacco residue is found on or around property, an additional $1,000.00 fee will be assessed.

Age Requirement
No reservations will be made to individuals under the age of twenty-five (25). One (1) guardian is required for every four (4) individuals under the age of twenty-five. Guardians must accompany their children under the age of twenty-five (25) at all times and be present at the time of check-in. Underage drinking and partying is not allowed in any of the rental units. Non-compliance of these rules and regulations will result in immediate eviction with no return of any and all payments made.

Damage Protection
Damage Protection covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check-out. The Damage Protection will pay a maximum benefit of $3,000.00 as a result of inadvertent acts. Damage Protection is mandatory and is purchased at the time of booking and is non-refundable. The Damage Protection does not cover the guest for soiled or misplaced linens, loss of keys, theft, failure to remove garbage from the property, or leaving the house excessively dirty. If inadvertent damage occurs during the stay and a service technician must be called to the property for an emergency situation (i.e. plumbing issues, gas line interruptions, broken or damaged doors or locks, etc.) the guest will be liable for the charges rendered by said service, this is not covered in the $3,000.00 damage protection. These fees will be charged to the payment method on file. Non-billing stipulations include: • No damage or theft to the property or items in the property. • No violations of rental or association policies. • Rental is left in a neat and orderly condition. • All garbage is removed from the house and pool areas. • All keys and garage door openers remain in the house.

Damage Deposit
A damage deposit may be required on certain properties, as noted on the Reservation Confirmation. This damage deposit will be secured as a hold on a credit card prior to check-in. The damage deposit may be used to pay amounts due not covered under the terms of Section 4 above. The credit card hold will be released after check-out, providing there is no damage for which renter may be liable.

Advance Payment
Upon booking, an advance payment of 30% of the rent + taxes is required in addition to the Damage Protection Insurance and the administration fee. The name on the credit card must match the name on the reservation. In the event that a credit card with a different name was used, we will require the driver’s license of the said credit card holder and their name added as the secondary contact to our guest registration form. Accepted payment methods are VISA, Master Card, Discover, and AMEX. We will waive the initial 4% credit card processing fee for the advance payment as a courtesy. If booking is within 30 days of your arrival, we will be collecting the full payment as indicated on Section 7 – FINAL PAYMENT.

Final Payment
The final balance is due 30 days before your arrival date. The final rent payment may be made with a check, bank transfer, money order or cashier’s check. Final payments paid with credit cards are subject to a 4% processing fee based on the total amount before tax. If you are booking within 14 days of the arrival date, a check will not be accepted – only credit card, money order, bank transfer or cashier’s check.

Price Lock-In
The reservation is subject to the pricing stated at the time of booking. This includes the total amount due, any applicable fees, and taxes. By booking with us, you acknowledge and agree that the pricing for your reservation is final and will not be subject to change, regardless of any future fluctuations in market conditions or pricing adjustments.

Cancellations
If you cancel your reservation more than 30 days before the check-in date, you will receive a full refund, minus a $75 cancellation fee. If you cancel your reservation within 30 days or less of the check-in date, your payment will be non-refundable. This loss can be avoided if CSA Travel Protection Insurance was purchased and covers the reason for cancellation.

Reservation Changes
Any changes made to a reservation will be treated as a cancellation unless the dates fall within the guidelines of the cancellation clause. See section 8.

Travel Insurance
CSA Travel Protection Insurance is available through VRBO and HomeAway which covers cancellation or interruption of your stay, travel delay, baggage delay, rental car damage, and emergency/medical expense. The plan is optional but we strongly recommend it. In case of any unforeseen events, this insurance helps protect your vacation investment. IF YOU CHOSE NOT TO PURCHASE THIS COVERAGE, NO REFUNDS WILL BE GIVEN WITHIN THE 30 DAY PERIOD. For questions concerning the travel insurance or to make a claim due to a cancellation, please call CSA directly at 800-554-9839. The insurance premium, 6.95% of the total, is non-refundable and non-transferable.

Monthly Reservation Cancellations
Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.

Maximum Occupancy
The maximum number of guests for this property is not to exceed the listing occupancy. Exceeding the maximum occupancy will result in immediate eviction and forfeiture of all money paid.

Minimum Stay
Longer minimum stays may be required during peak seasons or holiday periods. If a rental is taken for less than three days, the guest will be charged the three-night rate. All properties require a two-night minimum stay, unless noted in our system.

No Daily Housekeeping
While linens and bath towels are included in the unit, daily housekeeping is not included in the rental rate; however, it is available at an additional rate. We do not permit towels or linens to be taken from the units. Daily turnover service is offered under the guest services at an additional cost.

Cleaning Fee
A housekeeping fee will be added to all reservations, regardless of the number of nights booked. The fee will vary depending on the size of the property. This is applied for cleaning and laundry services upon departure. To avoid an extra cleaning charge: please leave the property in a neat and orderly condition. A $250 garbage removal fee will be assessed if there is excessive garbage left around the city provided garbage cans.

Neighborhood Rules/HOA
Most homes located in residential neighborhoods are controlled by a Home Owner Association. These associations have very strict rules that must be respected. Violations may warrant a fine that the guest will be responsible for paying. Many rental properties prohibit the onsite parking of recreational vehicles, personal watercraft (boats, trailers, jet skis, etc.) and/or restrict the number of motorized vehicles per rental unit.

Events & Large Gatherings
All events and large gatherings that exceed the home occupancy must be pre-approved by management. An event fee will be assessed for any weddings or events depending on the property reserved. All events must meet local restrictions, HOA guidelines and follow noise restrictions. The guests are responsible for any permits necessary for events. Absolutely no more than the house occupancy are permitted to be on the property at any time. Non-compliance of these rules and regulations may result in immediate eviction with no return of any and all payments made.

Noise Ordinance
Quiet hours for all properties are 10:00 P.M. – 7:00 A.M. In conjunction with Maricopa county and local city ordinances, House & Home Vacations properties are fitted with noise decibel monitors. Please be considerate of our neighbors. Radios, stereos, and all other musical or entertainment devices will be played in compliance with the decibel level. The decibel levels cannot exceed fifty (50) decibels between the hours of 10:00 P.M. – 7:00 A.M. outdoors. Music played inside may not be heard outside of the property with the doors and windows closed. At 10:00 P.M., all guests not staying overnight at the property need to depart from the premises. In the event that law enforcement is called to the property in violation of these rules will result in immediate eviction.

Pool & Spa Policy
Diving or jumping into the pool or hot tub may result in head, neck, or spinal injuries. The renter accepts all risks of the pool or hot tub and specifically agrees that no minor will swim unaccompanied by an adult. A lifeguard is not provided. Pools and hot tubs have electrical/mechanical components. These components can sometimes malfunction. Vendors, and the Homeowner cannot be held responsible for any malfunctioning pool or hot tub. Please inform us as soon as possible if your pool or hot tub is not working properly. No compensation will be given for a malfunctioning pool or pool heater and or hot tub. We will do everything in our power to rectify any problems with malfunctioning equipment as quickly as possible. A fee is required to heat private pools and or spas and must be added 7 days prior to your arrival date.

Liability Waiver

a) Owners and Managers of this property are not liable for loss, damage of property, injury to me or my guests during my stay on the premises. Bunk beds exist on the property. Guests shall use caution when climbing into the bunks and descending from the bunks.

b) I hereby release, waive, discharge and covenant not to sue the owners of this property, its officers, staff, agents, or employees for any liability, claim and or cause of action arising out of or related to any loss, damage or injury, including death that may be sustained by me or to any property belonging to me arising out of use of the house or property.

c) Indemnification: Guest & their party agrees to indemnify and hold harmless H&H Vacations and its employees, from and against all claims, suits, damages, costs, losses and expenses arising from injury to any person or property occurring on or about the property.

d) This Agreement is to be construed and enforced according to the laws of the State of Arizona. Venue for any litigation brought to enforce the Agreement shall be in the Court of proper jurisdictions in Maricopa County, Arizona.

Falsified Reservations
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will result in immediate eviction.

Accommodation
We will reserve for you the specific property selected at the time of your reservation upon the receipt of your deposit and signed Agreement. Subject to availability for maintenance, owner usage, or other issues that may render the accommodations unsuitable for rental, and/or subject to the property remaining as a H&H Vacations accommodation at the time of the stay, guests will be placed in the specific unit set forth in their Agreement, or otherwise provided with a full refund or an opportunity to stay in an equivalently priced accommodation if available. Notwithstanding our efforts, if the specific unit reserved is unavailable for any reason, guests will be entitled to a full refund or similar accommodation based on availability. In no event will we be responsible for any direct or indirect costs, expenses, fees or other consequential damages resulting from the unavailability of a specific accommodation. Refunds will take up to 14 days to be processed regardless of payment method.

Notification of Issues
Should the guests experience any issues or concerns during their stay, they agree to promptly report these issues to the property management team.The property management team will make reasonable efforts to resolve any reported issues during the guests stay.

Eligibility for Compensation
If the guest believes compensation is warranted for any issues or service shortcomings, the guest agrees to first communicate these concerns directly with the property management team. Compensation will only be considered if the concerns were raised with the management team during the stay, and a reasonable opportunity for resolution was provided. Compensation is not guaranteed and is at the discretion of the property management team.

Wildlife & Pest Control
House and Home Vacations properties are routinely treated for pest control by a contracted pest control company. The city of Scottsdale and the state of Arizona have abundant wildlife including but not limited to snakes, scorpions, centipedes, coyotes, bob cats, and javelinas. House and Home Vacations will make every effort to address pest control concerns but is not responsible for rebates due to the presence of pests, wild animals, or the presence of pest control companies. It is the guests responsibility to be vigilant and respectful of wildlife and guests are discouraged from interacting with the wildlife. Garbage must be properly bagged and stowed to not attract wildlife. Tenants may be responsible for any damage and/or clean up associated with improper procedures.

Disclosure of Security Cameras & Noise Monitoring Devices
For the safety and security of both the guest and property management, House and Home Vacations is fitted with noise decibel monitors and security cameras outside the premises. These monitoring systems are utilized and reviewed by our team at any time when necessary.

Third Party Services
Third party services are NOT affiliated with House and Home Vacations. By booking any of the available third party services such as van rentals, concierge services and all other add-on services, the guest understands they are not affiliated with the property owner or management, and the guest agrees to release, indemnify and hold harmless the property owner or management for any and all claims related to any third-party activities.

Mailing & Package Delivery
Do not have packages or mail delivered to the mailbox. In the event that you are having a package or mail delivered during your stay, please have it delivered door to door. We do not have access to the mailboxes. House and Home Vacations will not be held liable for any lost package or mail that was delivered prior, during, or after your stay

By making the initial payment for this reservation, I agree to all terms and conditions of this agreement and rental details below. Non-compliance of these rules and regulations may result in immediate eviction with no return of any and all payments made.
